    Real estate will keep going up due to demand supply imbalance. Government thinks they can control it. Interest rate and mortgage rule can affect purchase power, but they also hinder building inventory supply. If no one invests in new housing, there will be no new building. This is interrelated. Purchase power puts a cap on demand side but also on the supply side. It simply suppresses the transactions only. When the cap is unleashed, the price will shoot to the moon. In order to change supply demand imbalance, government never thought about why people want to live in Vancouver and Toronto. Why? There are too many good things going for these 2 cities. Take some away from the city like move Queens Park to Sudbury. There are things government can do, but no one will do it. In conclusion, real estate is driven up by demand stronger than supply. It is not changing any time soon. So real estate has one direction to go, only up. For those property owners, lucky you. For those don't own currently, you need to find a way to jump on the bandwagon quickly. Toronto is approaching 1M average in TH today. Next stop condos.
